Can a Comox mortgage be handled remotely?
Yes. A mortgage broker licence in BC is provincial (mine is #MB609900), not city by city.
The process was never built around meeting in person — the application is online, documents go by email or a secure upload link, and most paperwork can be e-signed remotely. The few documents that need a witness get signed with a local lawyer or notary near you, no trip required.
Plenty of clients finish the whole process without meeting in person. Comox works the same way.
Comox, specifically
Comox's 2021 Census population was 14,806, up 5.5% from 2016. 19 Wing is based at Canadian Forces Base Comox in the town; the Department of National Defence describes it as the centre for search and rescue training and the primary air search and rescue unit on Canada's West Coast. The Town's 2024 Housing Needs Report identifies a need for 1,037 homes between 2021 and 2026 and 3,358 between 2021 and 2041.
My mortgage and real estate licences both cover all of BC, so for a home in Comox you can come to me for the mortgage and for buying or selling. Mortgage documents go digital, and most signing happens remotely.
Comox specifics: a 2026 plan and zoning bylaw, airport height limits, and more than 4,000 lots opened to four units
Council adopted a new Official Community Plan on February 18, 2026, and the Town completed a comprehensive update of its zoning bylaw (Bylaw No. 2056) at the same time. The Town describes the downtown as the heart of Comox: a compact, pedestrian-friendly area with a lively mix of housing, services and amenities.
Height matters near the airfield. The zoning bylaw (as posted in January 2026) states that no building, structure or associated feature, including temporary construction cranes, may contravene the Comox Airport Zoning Regulations. Check a lot's height limit before planning an addition, a rebuild or a new home.
Provincial small-scale multi-unit housing rules require up to four units on lots zoned only for single- or two-family use, and the Town says more than 4,000 Comox lots are affected. For properties with servicing limitations or hazardous conditions it has asked the Province for an extension, and their zoning has not yet been updated; the Town's website maps them. In Comox, accessory dwelling units are secondary suites and coach houses, a coach house being a self-contained dwelling detached from and clearly secondary to the main house; secondary suites are permitted mainly in low-density residential zones and need a building permit.
For 2026, BC Assessment values a typical Comox single-family home at $838,000, 1% higher than a year earlier. The Town of Comox is on the speculation and vacancy tax list, the Comox Valley is outside the foreign buyers' additional transfer tax areas, and short-term rentals follow the provincial principal residence requirement.
Common questions
Are there height limits on homes near CFB Comox?
Yes. The zoning bylaw says no building or structure, including construction cranes, may contravene the Comox Airport Zoning Regulations, so check the limit before an addition or rebuild.
How many units can a single-family lot in Comox hold now?
Provincial rules require up to four on lots zoned only for single- or two-family use, and more than 4,000 Comox lots are affected. Lots where the Town sought an extension for servicing or hazard reasons have not been rezoned yet.
You are not local to Comox — can I still reach you if something comes up?
Contact and response times are the same no matter where you are: (604) 727-1629, Monday–Saturday 8am–8pm for a same-day reply, otherwise the next business slot.
Since the property is in Comox, do I need a broker based there instead?
Not necessarily. The licence is provincial and most lenders do not underwrite based on where the broker sits. Whether remote makes sense for your situation is a ten-minute call.
