Can a Mission mortgage be handled remotely?
Yes. A mortgage broker licence in BC is provincial (mine is #MB609900), not city by city.
The process was never built around meeting in person — the application is online, documents go by email or a secure upload link, and most paperwork can be e-signed remotely. The few documents that need a witness get signed with a local lawyer or notary near you, no trip required.
Plenty of clients finish the whole process without meeting in person. Mission works the same way.
Mission, specifically
Mission's 2021 Census population was 41,519, up 6.9% from 38,833 in 2016, and the City's December 2025 Housing Needs Report puts the current population at approximately 48,000, projected to grow by nearly 20,000 over the next 20 years. On November 3, 1969, the Town of Mission and the Municipality of Mission amalgamated to become the District of Mission; the City places itself approximately 70 kilometres east of the City of Vancouver, and the West Coast Express commuter train has a station here.
My mortgage and real estate licences both cover all of BC, so for a home in Mission you can come to me for the mortgage and for buying or selling. Mortgage documents go digital, and we can work out a plan by phone and video.
Mission specifics: four units only with City water and sewer, the transit-oriented area around the station, the areas with no dikes, and 2025 charges and short-term rental rules
Small-scale multi-unit housing: the amendments to Zoning Bylaw 5949-2020 were completed in July 2024. The City says it must allow up to 4 housing units on most single family properties within the Urban Growth Boundary, provided the lot is serviced with both municipal water and sanitary sewer; roughly 200 historical lots under 280 m² get 2 units if un-serviced and 3 if serviced. Secondary detached units such as garden cottages and coach houses are not permitted to be stratified under the zoning bylaw.
Plans and targets: Council adopted the new Official Community Plan, Bylaw 6350-2025, on May 20, 2025. The Province's housing target order of July 30, 2024 sets a five-year minimum of 1,798 units; the City reports 314 units completed from August 1, 2024 to July 31, 2025, over its annual target of 211 and 17.5% of the five-year total. The Transit-Oriented Area covers land within 400 metres of the West Coast Express station (Bylaw 6292-2024, adopted September 9, 2024): up to 3.5 FSR and 10 storeys within 200 metres, 2.5 FSR and 6 storeys from 200 to 400 metres, and the zoning bylaw's residential parking minimums do not apply.
Floods and slopes: the City is the diking authority for the Mission and Silverdale dikes, while a smaller area near Hatzic Lake sits behind the Dewdney Dike, which the City does not run. Its 2025 Fraser River flood plan states that the Ruskin, Silverdale Industrial Park and Silvermere Lake areas are not protected by dikes, and that the 200-year flood protection elevation was raised in 2007 from 8.5 to 9.5 metres above sea level, including 0.6 m of freeboard. Where a landslide hazard assessment is required, it must be done before a building permit or subdivision is approved, by a professional engineer or geoscientist at the applicant's cost, in enough detail to go into a Section 219 covenant.
Charges and taxes: Development Cost Charge Bylaw 6348-2025 and Amenity Cost Charge Bylaw 6349-2025 were both adopted on May 5, 2025, and amenity cost charges are paid at subdivision approval or building permit issuance. On May 20, 2025 Council amended the zoning bylaw to allow short-term rentals in houses, plexes, townhouses, apartments, manufactured homes, coach houses and garden cottages; operators need a home occupation business licence and must then register as hosts with the Province, and the provincial principal residence requirement applies in Mission. Because Mission is in the Fraser Valley Regional District, foreign buyers pay the 20% additional property transfer tax, and the District of Mission is on the speculation and vacancy tax list. BC Assessment's typical single-family value fell 4%, from $1,037,000 to $993,000 for 2026.
Common questions
How many homes can a single-family lot in Mission hold now?
Up to four on most single-family lots inside the Urban Growth Boundary, provided the lot has both municipal water and sanitary sewer; historical lots under 280 m² get three if serviced and two if not. Detached units such as coach houses and garden cottages cannot be stratified.
Which parts of Mission are not protected by dikes?
The City's 2025 Fraser River flood plan names the Ruskin, Silverdale Industrial Park and Silvermere Lake areas. The City maintains the Mission and Silverdale dikes; a smaller area near Hatzic Lake relies on the Dewdney Dike, which the City does not run.
You are not local to Mission — can I still reach you if something comes up?
Contact and response times are the same no matter where you are: (604) 727-1629, Monday–Saturday 8am–8pm for a same-day reply, otherwise the next business slot.
Since the property is in Mission, do I need a broker based there instead?
Not necessarily. The licence is provincial and most lenders do not underwrite based on where the broker sits. Whether remote makes sense for your situation is a ten-minute call.
