Can a Fort St. John mortgage be handled remotely?

Yes. A mortgage broker licence in BC is provincial (mine is #MB609900), not city by city.

The process was never built around meeting in person — the application is online, documents go by email or a secure upload link, and most paperwork can be e-signed remotely. The few documents that need a witness get signed with a local lawyer or notary near you, no trip required.

Plenty of clients finish the whole process without meeting in person. Fort St. John works the same way.

Fort St. John, specifically

Fort St. John's 2021 Census population was 21,465, up 6.5% from 20,155 in 2016, and the City's November 2024 Housing Needs Report estimates 24,266 people in 2024, rising to 29,554 by 2044. For the Site C Clean Energy Project nearby, BC Hydro signed a Community Measures Agreement with the City: $1 million a year during construction, increased by 3.5% each year, plus $250,000 for local non-profits that provide emergency and transitional housing.

My mortgage and real estate licences both cover all of BC, so for a home in Fort St. John you can come to me for the mortgage and for buying or selling. Mortgage documents go digital, and we can work out a plan by phone and video.

Fort St. John specifics: up to two detached suites per lot, the first urban reserve inside the city, Official Community Plan Bylaw 2616, a 5.7% vacancy rate, and the downtown revitalization exemption

Suites: in June 2024 Council amended zoning for low density parcels to meet the provincial rules for secondary and detached suites. The City says low-density R-1, R-1A, R-2, R-4 and R-4A parcels can develop up to 4 units on a single lot, where the maximum had been 1 in R-1 and 2 in R-2. Secondary suites are permitted in all residential zones when a single family dwelling or duplex is the principal dwelling, one per principal dwelling, and those five zones allow up to two detached suites on a parcel. A secondary suite can't exceed the lesser of 90 m² or 40% of the principal dwelling's habitable floor area.

Plan and need: Official Community Plan Bylaw No. 2616, 2025, replacing Bylaw No. 2388, 2017, went to a public hearing on December 8, 2025, after which local media reported Council voted unanimously to adopt it. Using the Province's method, the housing needs report estimates 1,031 new units required between 2021 and 2026 and 3,923 by 2041; 58.7% of rental homes are purpose-built rentals, and the vacancy rate was 5.7% in 2023.

Urban reserve and Site C housing: Doig River First Nations secured the first Urban Reserve within the Fort St. John municipal boundary; those lands are self-governed under the Nation's own Land Code and development regulations, commercial development has started there, and housing is planned later. Additional affordable rental housing in Fort St. John was a condition of Site C's environmental approval and of BC Hydro's Community Agreement with the City: a six-storey wood-frame building, with BC Hydro funding to reduce building costs and BC Housing building and running it, has 35 two-bedroom and 15 three-bedroom units, all 50 going to low- and moderate-income households once Site C construction is complete.

Exemption and taxes: Revitalization Tax Exemption Bylaw No. 2606, 2025, adopted July 28, 2025, exempts 100% of the municipal portion of property taxes for five years on new downtown mixed-use or commercial buildings of at least two storeys and $5,000,000 in construction value, with applications due by September 1 of the year before the first exempt year. Fort St. John is exempt from the provincial short-term rental principal residence requirement (list in effect from June 1, 2026), is not on the speculation and vacancy tax list, and sits in the Peace River Regional District, outside the foreign buyers' additional transfer tax. The typical single-family home is assessed at $352,000 for 2026, 2% above $345,000 a year earlier.

Common questions

How many extra units can a Fort St. John house have?

With a single family dwelling or duplex as the principal home, you can add one secondary suite, and R-1, R-1A, R-2, R-4 and R-4A lots can also have up to two detached suites, for up to four units in all. A secondary suite is capped at the lesser of 90 m² or 40% of the principal dwelling's habitable floor area.

Does the provincial principal residence rule for short-term rentals apply in Fort St. John?

No. On the provincial list in effect from June 1, 2026, Fort St. John is among the exempt municipalities, so the principal-residence limit does not apply there.
