Can a West Kelowna mortgage be handled remotely?

Yes. A mortgage broker licence in BC is provincial (mine is #MB609900), not city by city.

The process was never built around meeting in person — the application is online, documents go by email or a secure upload link, and most paperwork can be e-signed remotely. The few documents that need a witness get signed with a local lawyer or notary near you, no trip required.

Plenty of clients finish the whole process without meeting in person. West Kelowna works the same way.

West Kelowna, specifically

West Kelowna counted 36,078 residents in the 2021 Census, 10.5% more than the 32,655 of 2016; the City's December 2024 housing needs report projects 49,419 by 2041 and a need for 10,290 new homes over 20 years, 3,169 of them in the first five. On August 15, 2023 the McDougall Creek wildfire destroyed or damaged homes in West Kelowna and along the west side of Okanagan Lake; the City's August 26 update put the properties damaged or lost in West Kelowna at 84, and a fast-track building permit process for rebuilds followed that September.

My mortgage and real estate licences both cover all of BC, so for a home in West Kelowna you can come to me for the mortgage and for buying or selling. Mortgage documents go digital, and we can work out a plan by phone and video.

West Kelowna specifics: two units outside the growth boundary, two urban centres, Westbank First Nation lands, and an exemption from the provincial short-term rental rule

Zoning Bylaw No. 0320 carries the provincial housing amendments. In the R1 zone, a parcel of 280 m² or smaller may hold three dwelling units and a larger parcel four. But a parcel outside the Growth Boundary set by the Official Community Plan, not connected to a City community water or sewer system, or larger than 4,050 m² is limited to two: a single detached dwelling plus a secondary suite or a carriage house. Only one carriage house is allowed per parcel.

The Official Community Plan, Bylaw 0300, focuses on infill and concentrates most development in two urban centres, Westbank and Boucherie, and five neighbourhood centres; its Schedule 3 maps the hillside and wildfire interface development permit areas. In December 2024 the City was awarded $7,978,160 from the federal Housing Accelerator Fund against a target of 1,343 new homes by 2028: 199 single-family, 814 missing middle and 330 apartment units.

Westbank First Nation has been self-governing since April 1, 2005; its reserves include Tsinstikeptum Indian Reserves No. 9 and No. 10 and Mission Creek No. 8, and it is home to over 11,000 non-member residents. The Regional District's census table counts about 10,900 people on reserves No. 9 and 10 in the Central Okanagan West electoral area rather than in the City. On WFN lands a mortgage is granted by a written instrument registered in the Westbank Lands Register; tax rates are approved by WFN Council, then reviewed by the First Nations Tax Commission and given final approval by the Minister; and the WFN Home Owner Grant must be applied for by December 31 each year.

West Kelowna's typical single-family assessment slipped 1%, from $904,000 to $892,000 (BC Assessment, 2026). The City falls within the speculation and vacancy tax's taxable areas (reserve lands and lands of self-governing Nations do not) and, as part of the Central Okanagan, inside the foreign buyers' additional transfer tax area. On short-term rentals, the Province's list as of June 1, 2026 places West Kelowna among municipalities exempt from the principal residence requirement; check the City's own rules first.

Common questions

Which West Kelowna lots are limited to two homes?

Parcels outside the Growth Boundary, not on City community water or sewer, or larger than 4,050 m²: a house plus a suite or carriage house. Qualifying R1 parcels can have three or four.

Does the provincial principal residence rule for short-term rentals apply in West Kelowna?

No. As of June 1, 2026, the Province lists West Kelowna among municipalities exempt from it. Check the City's own short-term rental rules before buying for that purpose.

You are not local to West Kelowna — can I still reach you if something comes up?

Contact and response times are the same no matter where you are: (604) 727-1629, Monday–Saturday 8am–8pm for a same-day reply, otherwise the next business slot.

Since the property is in West Kelowna, do I need a broker based there instead?

Not necessarily. The licence is provincial and most lenders do not underwrite based on where the broker sits. Whether remote makes sense for your situation is a ten-minute call.
