Why language matters in a mortgage
A mortgage file is full of terms that are hard enough in your first language: amortization, stress test, prepayment penalty, trigger rate. Explaining how you earn your income or where your down payment comes from in a second language is where details get lost — and in a mortgage, the details are what get a file approved.
Lenders work in English, and the final documents will be in English. My job is to make sure you understand each one before you sign. If you want to look terms up yourself, there is a free bilingual mortgage terms glossary on this site.

How we work together
We can talk in Mandarin or English — by phone, by video, or in person in Greater Vancouver. My mortgage licence covers all of British Columbia, so clients elsewhere in BC are handled remotely.
If some of your documents are in Chinese — income or bank records from overseas, for example — the lender will usually need an English translation. I'll tell you which ones, and what kind of translation that lender accepts, before you spend money on it.

Common questions
Can the whole process be done in Mandarin?
The conversations can: every call, explanation and question with me can be in Mandarin. The lender's documents and the final mortgage paperwork are in English, and I go through them with you before you sign.
Do you speak Cantonese?
Yes, I can also speak Cantonese. If you are more comfortable in Cantonese for part of the conversation, just tell me.
Do I pay you for this?
