Coquitlam's population is about 149,000 at last census, with 2026 estimates approaching 178,000. Since the Evergreen SkyTrain line opened, development has shifted toward Burke Mountain and Burquitlam, and in older neighbourhoods like Austin Heights, larger older lots are increasingly being redeveloped into bigger new homes.
