Can a Abbotsford mortgage be handled remotely?

Yes. A mortgage broker licence in BC is provincial (mine is #MB609900), not city by city.

The process was never built around meeting in person — the application is online, documents go by email or a secure upload link, and most paperwork can be e-signed remotely. The few documents that need a witness get signed with a local lawyer or notary near you, no trip required.

Plenty of clients finish the whole process without meeting in person. Abbotsford works the same way.

Abbotsford, specifically

Abbotsford counted 153,524 residents in the 2021 Census, up 8.6% from 2016, and the City's 2024 Housing Needs Report describes it as the largest municipality in the province outside Metro Vancouver, on the traditional territory of the Stó:lō Nation. It sits on the US border, where the Abbotsford–Huntingdon crossing links to Sumas, Washington, via Highway 11. Agriculture runs deep: approximately 72% of the land is in the Agricultural Land Reserve, and the City's agriculture page says 55% of BC's table eggs and 45% of BC's chicken come from Abbotsford, along with 40% of the milk produced in the Lower Mainland.

Abbotsford specifics: two Sumas Prairie floods, four-unit zoning and short-term rental rules

Sumas Prairie flooded in November 2021 and again in December 2025. The 2021 flood evacuated over 1,100 properties and over 3,300 people, which the City rates a 1:100 year event. In December 2025 the Nooksack River in Washington State overtopped its banks again and sent floodwater north across the border into Sumas Prairie: 485 properties were under evacuation order and 1,069 on evacuation alert, and Highway 1 was closed for three days — a 1:35 year event by the City's rating.

The City's preferred flood mitigation option would protect up to a one-in-200-year event, with climate change considered. It applied for $1.6 billion from the federal Disaster Mitigation and Adaptation Fund in July 2023 and learned in late May 2024 that the application was denied; refurbishment and mechanical and electrical upgrades at the Barrowtown pump station are expected to be finished by the end of 2027. The City maintains the flood protection dikes in the Sumas and Matsqui Prairie Dyking Districts.

On June 25, 2024, Council adopted the zoning changes for small-scale multi-unit housing and Transit-Oriented Areas: up to four units on properties inside the Urban Development Boundary otherwise zoned for single-detached or duplex dwellings, one accessory unit on every property city-wide zoned for single-detached dwellings, and a Transit-Oriented Area around the Bourquin Bus Exchange. The Province's target is 7,240 net new homes over five years from October 1, 2023, and 602 were completed in the first year. The Official Community Plan plans for a future population of approximately 250,000 and directs 75% of new growth into existing neighbourhoods.

Short-term rentals are allowed only in your principal residence — a single detached dwelling or duplex, plus one secondary suite, garden suite, coach house or accessory farm dwelling unit — with a business licence and at least one extra parking space for guests; urban properties are capped at six guests in three bedrooms, and rural or agricultural ones at eight guests in four bedrooms. Residential owners in Abbotsford must file speculation and vacancy tax declarations, and foreign buyers pay the additional property transfer tax here as well.
