Can a Penticton mortgage be handled remotely?
Yes. A mortgage broker licence in BC is provincial (mine is #MB609900), not city by city.
The process was never built around meeting in person — the application is online, documents go by email or a secure upload link, and most paperwork can be e-signed remotely. The few documents that need a witness get signed with a local lawyer or notary near you, no trip required.
Plenty of clients finish the whole process without meeting in person. Penticton works the same way.
Penticton, specifically
Penticton's 2021 Census count was 36,885, up 9.3% from 33,761 in 2016, while its dwellings rose from 16,895 to 18,457. The City's July 2023 Housing Needs Assessment expects 20,000 more residents by 2046, taking the population above 56,000, and calls for 240 to 380 new homes a year. Next to the city lies Penticton Indian Band's Indian Reserve No. 1, 18,539.8 hectares.
My mortgage and real estate licences both cover all of BC, so for a home in Penticton you can come to me for the mortgage and for buying or selling. Mortgage documents go digital, and we can work out a plan by phone and video.
Penticton specifics: seven zones merged into R4-L and R4-S, carriage houses that stay with the lot, an eight-guest cap on short-term rentals, and reserve leases
Since June 2024 Penticton has had a new zoning bylaw, No. 2024-22, replacing No. 2023-08, together with an updated Official Community Plan. All lots previously zoned for single-family detached, duplex and cluster housing were consolidated into two zones, R4-L and R4-S, permitting up to four dwelling units; rural areas, zones with a 0.4 ha minimum lot size and lots without municipal service connections are exempt from that density. Parking requirements for carriage houses and secondary suites were removed, and the City said on June 20, 2024 that the changes also brought new density, height and parking rules near bus exchanges.
Carriage houses are permitted on lots with a single detached dwelling in the FG, A and RC rural zones and the R4-L and R4-S urban zones. They cannot be sold separately, and renting one short-term (under 90 days) requires a business licence; on Agricultural Land Reserve land, the ALR's secondary-residence rules apply as well. The Official Community Plan, Bylaw 2019-08, shapes the city through to 2045.
A short-term rental needs a City business licence, and the location must be your primary residence or qualify for a provincial exemption. Guests are limited to two per bedroom and eight in total; nine or more requires a site-specific zoning amendment before a licence application, and provincial registration follows the City licence. In April 2026 the City reported construction starts on about 950 new homes from 2023 to 2025 and a rental vacancy rate that rose from 1.2% in 2024 to 2.6% in 2025.
On Penticton Indian Band lands, the Band's Lands Department maintains and records the registration requirements for locatee leasing and registered leases. A typical Penticton single-family home went from $693,000 to $700,000 on BC Assessment's 2026 roll. Owners in the City of Penticton declare for the speculation and vacancy tax (reserve lands are excluded), the Okanagan-Similkameen region is outside the foreign buyers' tax areas, and short-term rentals follow the principal residence requirement.
Common questions
How many units can a former single-family lot in Penticton hold?
Up to four, in the R4-L and R4-S zones created in June 2024. Rural areas, zones with a 0.4 ha minimum lot size and lots without municipal services are exempt.
What are Penticton's short-term rental rules?
A City business licence, a primary residence (or a provincial exemption), at most two guests per bedroom and eight in total, then provincial registration.
You are not local to Penticton — can I still reach you if something comes up?
Contact and response times are the same no matter where you are: (604) 727-1629, Monday–Saturday 8am–8pm for a same-day reply, otherwise the next business slot.
Since the property is in Penticton, do I need a broker based there instead?
Not necessarily. The licence is provincial and most lenders do not underwrite based on where the broker sits. Whether remote makes sense for your situation is a ten-minute call.
Ten minutes tells you where you land
No credit check in the first step, and nothing to prepare first.
