Call, or send your situation

Phone (604) 727-1629. Ten minutes is usually enough for a first call. Three things tell me most of what I need: whether this is a purchase, a renewal or a refinance; what shape your income is in (employed, self-employed, or a mix); and when you need an answer by.

If calling does not suit you, use the form on the site. A name, a way to reach you and a line or two about the situation is enough. City, timing and which service you are after are optional, but if you add them my reply can be more specific.

The form and the phone both come straight to me, with nobody in between.

No credit check in the first step, and nothing to prepare first.

Email works too: m@MorningLee.ca. For anything urgent, the phone is still faster — I’m not watching the inbox around the clock.

When you will hear back

Callback hours are Monday to Saturday, 9:00 to 19:00. Inside those hours you will usually get me live. If I am with another client, leave a message and I will call back within the same window.

Anything that arrives outside those hours, or on Sunday, gets handled in the next window. If it is urgent, say so in the message and I will move it up.

I will tell you on the call or in person how to send documents safely. Please do not put your Social Insurance Number, a full bank account number or a credit card number into any web form.

Where I work

Greater Vancouver, mainly: Vancouver, Burnaby, Richmond, Surrey, Langley, Coquitlam and the Tri-Cities, and the North Shore. I can meet wherever suits you, or we can run it by video and phone. Plenty of files get done without ever meeting in person.

Elsewhere in BC, outside Greater Vancouver — Kelowna, Victoria, Kamloops, Nanaimo, and others — the mortgage side works the same way: the licence is provincial, documents go digital, and most files close by phone and video without a trip. Buying or selling is not something I do day to day out there, so for real estate I connect you with a reliable local licensed agent the same way.

If the property is elsewhere in Canada, I connect you with a colleague who works that market and hand over the background once, so you are not starting the story again. I do not disappear at that point. I stay on the file and keep track of progress and your dates.
