Port Moody, specifically

Port Moody counted 33,535 residents in the 2021 Census, essentially unchanged from 33,551 in 2016, and the City's new Official Community Plan, adopted in 2026, estimates the population at just over 39,000 today. With 26.21 square kilometres of land it's the smallest of the Tri-Cities (Coquitlam, Port Coquitlam and Port Moody), and 46.5% of that land is parks and open space. In 1879 it was officially named the western terminus of the Canadian Pacific Railway — the first passenger train from Montreal arrived on July 4, 1886 — before the line was extended farther west to a new terminus named Vancouver. Along Murray Street, home to Rocky Point Park, six craft breweries share a three-block stretch known as Brewers Row.

Port Moody specifics: around the SkyTrain stations, the new plan, hillsides and a strict short-term rental rule

Port Moody has two SkyTrain stations, Moody Centre and Inlet Centre, and both are Transit-Oriented Areas under Bylaw 3465, adopted in 2024: within 200 metres the City must allow at least a 5.0 floor area ratio and 20 storeys, from 201 to 400 metres 4.0 and 12, and from 401 to 800 metres 3.0 and 8, and minimum residential parking was eliminated. The new Official Community Plan, Port Moody 2050, adopted April 28, 2026, goes further: building heights of up to 26 to 39 storeys in the core of the Moody Centre station area and up to 26 storeys in parts of Inlet Centre, with a projected 74,300 residents and 32,300 homes by 2050.

In lower-density neighbourhoods, Bylaw 3460, approved in June 2024, opened up small-scale multi-unit housing: three units on lots under 280 m², four on lots from 280 m² to 4,050 m², and six within 400 metres of a bus stop with service every 15 minutes, with no minimum parking. In Port Moody these projects are a conditional use that needs a development permit for form and character before a building permit, and the units may be stratified or not. A laneway or coach house is allowed if it meets the RS1 small-scale zoning rules — no lane is required — and secondary suites have been allowed in all single-detached zones since 2004 and in the duplex zone since 2018.

This is hilly, creek-laced ground. Parts of the Chines hillside and the Harbour Heights escarpment have had significant landslides; slopes of 20% (11°) or more over at least 10 metres count as steep and fall under Development Permit Area 5, Hazardous Lands and Steep Slopes, and subdividing or building a new house in mapped areas of moderate to high earthquake liquefaction risk requires a geotechnical report with subsurface investigation. The City also flags wildfire risk from the surrounding forests and parks, and nearly 80 km of streams that can flood in heavy rain. Moody Centre and Ioco Townsite are heritage conservation areas, where subdividing, adding, building or altering needs a heritage alteration permit.

If you're thinking of a short-term rental, read this first: since February 4, 2025, short-term rentals in Port Moody may only operate as a bed and breakfast or boarding business, with a City business licence and provincial registration, and converting an authorized secondary suite means filing a Secondary Suite Decommission form and having an inspection confirm the kitchen is gone. For your budget, the 2026 annual utility charges (water, sewer, garbage, green waste and recycling) are $1,892 for a single-family home, $1,662 for a townhouse and $1,116 for a condo with full collection; utility bills are due in February and property taxes in July.
