Maple Ridge, specifically

Maple Ridge counted 90,990 residents in the 2021 Census, up 10.6% (8,734 people) from 2016 — 3.3 points faster than Metro Vancouver as a whole — and BC Stats estimates about 105,918 for 2025. The city covers 267 square kilometres, roughly 60% of it forested; the City describes itself as embedded within the forest. The Golden Ears Bridge crosses the Fraser River to connect Maple Ridge and Pitt Meadows with Langley and Surrey, and it has been toll-free since September 1, 2017.

What to know before buying in Maple Ridge: the Urban Area, the floodplain, wildfire and the new plans

Maple Ridge has applied the Province's small-scale multi-unit rules since August 2024: in most cases three units on lots under 281 m², up to four on lots from 281 m² to 4,050 m², and up to six on lots of at least 281 m² within 400 metres of a bus stop served at least every 15 minutes on weekdays from 7 a.m. to 7 p.m. Lots that aren't zoned for single-family or duplex use, aren't on City water or sewer, are subject to a natural hazard, or sit outside Maple Ridge's Urban Area are excluded. Parking is 1.5 spaces per principal unit and one per accessory unit, with no minimum in the prescribed bus-stop areas.

A secondary suite is limited to one per lot, inside the house and no more than 40% of its floor area, with a one-time $500 application review fee; suites aren't allowed in the Floodplain Area, and two rental units on one property need a business licence. Detached garden suites, expanded by Bylaw 7866-2022 on October 24, 2023, can be up to 140 m² or 15% of the lot, whichever is less (90 m² or 15% in the Agricultural Land Reserve); they must stay on the same title as the house, can't be used as short-term rentals, and in the floodplain the underside of the floor has to sit above the minimum construction level.

Flood risk comes from the Fraser and Alouette rivers — spring snowmelt and fall and winter storms both push it up. The City's floodplain maps show roughly the 200-year flood area. Flood risk used to be handled case by case; on July 28, 2026, Council adopted a new floodplain management bylaw that designates floodplain areas, sets flood construction levels and setbacks for new construction, regulates fill in flood-prone areas and creates a clear process for site-specific exemptions, covering steep creeks and groundwater as well as the two rivers. About 60% of the city is forested, and a Wildfire Development Permit Area has applied since October 28, 2014. If a home backs onto forest or sits near a river, check which of these it falls in before you firm up.

The plans have just been refreshed. The Official Community Plan and the Hammond, Silver Valley and Town Centre area plans were updated in November 2025 — the Town Centre gained a new Town Centre Core designation for higher density around the Haney Transit Exchange and Port Haney Station — the Albion Area Plan in October 2025, and the Lougheed Transit Corridor Area Plan on January 27, 2026, where TransLink has announced four stations for the Langley–Haney Place bus rapid transit line. Port Haney Station, Maple Meadows Station and the Haney Place exchange are Transit-Oriented Areas: 12 storeys and a 4.0 floor area ratio within 200 metres, 8 and 3.0 from 200 to 400 metres, and no required residential parking. On the rental side, Council adopted a new Tenant Protection Bylaw on July 28, 2026, and short-term rentals have been permitted since April 2025 under a City framework, with a rental property business licence.
