Can a Esquimalt mortgage be handled remotely?
Yes. A mortgage broker licence in BC is provincial (mine is #MB609900), not city by city.
The process was never built around meeting in person — the application is online, documents go by email or a secure upload link, and most paperwork can be e-signed remotely. The few documents that need a witness get signed with a local lawyer or notary near you, no trip required.
Plenty of clients finish the whole process without meeting in person. Esquimalt works the same way.
Esquimalt, specifically
Esquimalt counted 17,533 residents living in 8,565 dwellings in the 2021 Census, down 0.7% from 2016; its Official Community Plan describes a flattening of growth after an 8.9% increase between 2011 and 2016. One of the Capital Region's four core municipalities, it has, in the Plan's words, one of the highest ratios of jobs to residents in the region. CFB Esquimalt, Canada's Pacific Coast naval base, is located primarily here and is one of the region's largest employers; National Defence's 2021 page describes 12,000 acres and 1,500 buildings, home to the 13 ships and two submarines of the Canadian Fleet Pacific, and notes the Canadian Armed Forces employ some 4,000 military personnel and 2,000 civilians as the third largest employer in Greater Victoria. Almost 30 percent of Esquimalt's land base is under federal jurisdiction.
My mortgage and real estate licences both cover all of BC, so for a home in Esquimalt you can come to me for the mortgage and for buying or selling. Mortgage documents go digital, and most signing happens remotely.
Esquimalt specifics: the RSM zones, tsunami hazard areas, the town centre and transit
Bylaw 3142, passed in June 2024, created two new residential zones for house lots, RSM-1 and RSM-2. Limits follow lot size: up to three dwelling units on lots under 280 m², up to four on lots of 280 m² or larger, and up to six on lots over 280 m² within 400 metres of a bus stop on a frequent transit route.
Check the tsunami risk on waterfront land first. The Official Community Plan puts all lands abutting any body of water connected to the Pacific Ocean in a potential Tsunami Hazard Area, and before rezoning, subdividing or developing such land an owner may be required to submit a Tsunami Report; properties in tsunami hazard areas are also exempt from the new multi-unit zones.
The Plan was adopted on June 25, 2018 and substantially updated by Council on December 15, 2025. Esquimalt Town Centre, along Esquimalt Road between Constance Avenue and Joffre Street, is the principal commercial area; the Plan calls for considering Esquimalt Road as a future rapid bus route and adding Lampson Street and Admirals Road to the frequent transit network. The Township lies within the traditional homelands of the Songhees Nation and Kosapsum (Xwsepsum) Nation.
The Regional Growth Strategy projects a population of 18,300 by 2038. The Province's five-year target, issued June 26, 2024, is 754 residential units, and the Township's Interim Housing Needs Report projects a need of 1,359 units over five years and 4,213 over twenty. Residential owners here file the speculation and vacancy tax declaration too, and a foreign national buying a home pays an extra transfer tax at registration.
Common questions
How many homes can a house lot in Esquimalt become?
It depends on lot size and distance to transit. Under Bylaw 3142, up to three units on lots under 280 m², four on lots of 280 m² or more, and six on lots over 280 m² within 400 metres of a frequent-transit bus stop; properties in tsunami hazard areas are excluded.
What should I check before buying waterfront property in Esquimalt?
The Official Community Plan treats land abutting water connected to the Pacific as a potential Tsunami Hazard Area: a Tsunami Report may be required before rezoning, subdividing or developing, and these lots are exempt from the multi-unit zones.
You are not local to Esquimalt — can I still reach you if something comes up?
Contact and response times are the same no matter where you are: (604) 727-1629, Monday–Saturday 8am–8pm for a same-day reply, otherwise the next business slot.
Since the property is in Esquimalt, do I need a broker based there instead?
Not necessarily. The licence is provincial and most lenders do not underwrite based on where the broker sits. Whether remote makes sense for your situation is a ten-minute call.
