Can a Williams Lake mortgage be handled remotely?

Yes. A mortgage broker licence in BC is provincial (mine is #MB609900), not city by city.

The process was never built around meeting in person — the application is online, documents go by email or a secure upload link, and most paperwork can be e-signed remotely. The few documents that need a witness get signed with a local lawyer or notary near you, no trip required.

Plenty of clients finish the whole process without meeting in person. Williams Lake works the same way.

Williams Lake, specifically

Williams Lake's 2021 Census population was 10,947, up 194 people or 1.8% from 10,753 in 2016. A June 8, 2021 joint release from the City and the Cariboo Regional District said 800 new housing units would be needed in the Central Cariboo and Chilcotin by 2028.

My mortgage and real estate licences both cover all of BC, so for a home in Williams Lake you can come to me for the mortgage and for buying or selling. Mortgage documents go digital, and we can work out a plan by phone and video.

Williams Lake specifics: a new plan adopted December 2025, zoning awaiting provincial approval, 508 homes in five years, buildable sites and a First Nation parcel seeking a developer

New plan: the local paper reported that on December 16, 2025 Council unanimously adopted the 2025–2050 Official Community Plan and gave the new zoning bylaws their first three readings. The previous OCP dated from 2011, and the Province required municipalities with outdated plans to update them by the end of 2025. The plan sets a framework for land use, housing, transportation, environmental stewardship, economic development and community well-being over 25 years, and the paper reported that the plan and zoning enable greater density and allow manufactured homes in residential zones; the zoning bylaws need Ministry of Transportation and Transit approval before final adoption.

Housing need: the Cariboo Regional District says the legislated 5- and 20-year estimates for the City of Williams Lake are 508 and 1,547 additional units, which amended OCPs must accommodate, while noting that because most development over the next five years will come from projects already underway, the short-term estimate is unlikely to be achievable in most municipalities.

Sites: an April 2021 Sites of Opportunity report by the City and the regional district tested several sites — the 2.4 ha former Poplar Glade school site in a mature north-side neighbourhood (124 units), 2 ha of the 2.8 ha Boitanio Park (a 60-unit first phase), the 1.1 ha Patrick Reid Park (10 half-duplex units), the former Slumber Lodge motel site (29 units) and a 23-unit apartment beside the TRU campus — with water and sewer already connected at Poplar Glade, Slumber Lodge and Patrick Reid Park. On February 17, 2026 BC Builds, a BC Housing program, posted a notice seeking a developer for about 5.93 acres at 845 Eleventh Avenue North, registered to Spelem Holdings, where Williams Lake First Nation is looking for a development partner for residential and small-scale commercial use; the site is zoned Neighbourhood Multi-Use (MU-1) and has City water and sewer, though upgrades are needed for more density, and the program targets household incomes of $90,560 to $143,900 (up to $212,240 for two bedrooms or more) with rents around 30% of gross income.

Taxes: the provincial principal residence requirement applies to short-term rentals in Williams Lake; the city is not on the speculation and vacancy tax list, and the Cariboo Regional District is outside the foreign buyers' additional transfer tax. In BC Assessment's North Central release, the typical single-family home in the City of Williams Lake rose 5%, from $419,000 to $440,000 for 2026.
